Negotiated projects have special needs that are not typical in fixed price construction. Recognizing this fact, DEG established a specialized division over 15 years ago that is devoted exclusively to this type of work. We developed specialized procedures and techniques targeted at fostering interaction among the owner, architect, and contractor. Specialized estimating techniques also were established to produce accurate cost information from schematic drawings and to support value engineering efforts. All of these procedures and techniques are now an integral part of standard DEG operating procedures.
This effort has evolved, through years of refinement, into one of the most effective programs available anywhere in the construction industry. We have developed a management work force with project experience in both fixed price and negotiated projects. This exposure brings two key elements to our management technique:
1. Ability to create, co-ordinate, and support a team environment which includes owner/architect/consultants/contractor.
2. Ability to bring the project to completion on time and at optimum cost.
Only exposure to both negotiated and fixed price projects will bring home the importance of each element to an individual construction supervisor.
